Annie seems like she's the type of person who hides her true emotions [example: suicidal thoughts].

It's possible for Gretchen to know Annie without Annie knowing her. - It would be very stupid of Gretchen to try solving Annie's supposed murder if she was the killer. + It would be the perfect plot. Gretchen killed Annie so she acts like she doesn't know so Claire won't get suspicious so Gretchen takes part in solving the murder. - Just wanting to take part in the so called investigation would attract unwanted attention. + Gretchen may know the risk. It's possible that she already knew about Claire and so she killed Annie in order to get closer to Claire. - And why would she do that? + The death of Annie meant a vacancy in Claire's dorm room.
